Who Is Axel Rivera?
Before I got my real estate license, I spent more than fifteen years in software development, building mobile apps and complex backend systems. I consulted for banks, government and other enterprise clients, and I've worked at tech startups.
After I got my license, I couldn't turn off the developer switch. I built my own website, my funnels, my workflows, and the integrations between the systems I was already paying for.
Today I help other agents and teams solve those same problems, with software, automation and AI, using what I learned solving them for myself.

Follow Up Boss, Inside Claude or ChatGPT.
I'm building an MCP service to help me communicate with Follow Up Boss from Claude Desktop. It's still a work in progress, and it's already good enough to be useful to other people.
I'm sharing it as a free private beta because I only use part of Follow Up Boss myself. I work mostly in email and automations, so the features around calls and texts are the ones I can't test properly. I need feedback from agents who use them.

A Free Tool That Brings Organic Traffic
Paying for leads online keeps getting harder. Ads cost more every year, and too many of the leads they bring in are unqualified. So I tried the other route: content that earns its own place in search and in AI answers.
The Orlando Amenity Score is that experiment, built as a proof of concept. It uses census and mapping data to score every zip code in the Orlando metro on what's nearby.

Every zip code is its own page, and the scores refresh themselves every month with no work from me. I kept my own branding to a minimum so the pages read as useful content. It's still an experiment, but the rankings are promising a few weeks in, and it's an asset that should keep bringing traffic for years on its own.
